Knob and tube risk assessment
Fog City SF Knob and Tube manages knob and tube replacement across San Francisco and the East Bay; licensed and insured electrical contractors (California C-10) carry out the electrical work. This knob and tube risk assessment asks 10 plain questions about what you already know and sorts the answer into how soon to act and what to do next. Nothing is sent, and nothing asks you to touch or open anything.
San Francisco and the East Bay: Berkeley, Oakland, Alameda and Piedmont.
Where your building stands
Answer from what you already know: an inspection report, an insurer's letter, the listing, what you have seen in passing. The result explains itself, and it never stands in for an electrician on site.
Your result
Answer the 10 questions and your result appears here. Nothing is sent anywhere, and every question is about what you already know.
How the result is decided
Fixed rules, in order
- Heat, scorching or a burning smell comes first: stop using that circuit and call an electrician today.
- A building put up after 1950 with nothing pointing to knob and tube gets an honest "probably not the question here".
- An insurer, a purchase, a sale or a date within a month sets a deadline.
- Planned insulation means settling the wiring before it goes in.
- Insulation already over unknown wiring, flickering lights, frequent trips or known live knob and tube mean soon.
- Electrification, a remodel or a finaled rewire each get their own plan; anything else is planning, not urgent.
The same answers always give the same result, and the result lists the answers that decided it.
What it cannot tell you
No questionnaire can see inside a wall. It cannot say whether any wiring is live, whether a building is safe, or whether an insurer will write or renew a policy; insurers set their own rules, as the knob and tube insurance guide explains. What it does is put the questions in the order an electrician would, so the walk-through starts in the right place.
A test of every circuit, with a written circuit record, is what answers the rest; the knob and tube inspection page covers it, and the knob and tube wiring guide explains what is being tested. If insulation is part of the plan, read attic insulation and knob and tube first. For a budget, use the cost estimator.
